TSRERA QPR Filing: Complete Guide for Telangana Developers
For developers and CA firms filing under TSRERA (Telangana Real Estate Regulatory Authority) · Q1 2026 deadline: July 15, 2026
What is TSRERA?
TSRERA (Telangana State Real Estate Regulatory Authority) is the state RERA authority for Telangana, headquartered in Hyderabad. After the bifurcation of Andhra Pradesh in 2014, Telangana formed its own RERA authority separate from APRERA.
TSRERA oversees all real estate projects in Telangana — including Hyderabad, Secunderabad, Cyberabad, Warangal, and all other districts. With Hyderabad being one of India's largest real estate markets, TSRERA compliance affects thousands of registered projects.
TSRERA QPR Deadlines 2026
Telangana RERA follows the same quarterly schedule as MahaRERA — reports are due within 15 days after each quarter ends.
Q1 2026 (Jan–Mar)July 15, 2026
Q2 2026 (Apr–Jun)July 15, 2026
Q3 2026 (Jul–Sep)October 15, 2026
Q4 2026 (Oct–Dec)January 15, 2027
TSRERA RERA Number Format
Telangana RERA registration numbers follow this format: P01400XXXXXX or TG/NN/YYYY/NNNN
Most Hyderabad projects use the 12-digit format starting with P014. Example: P01400012345
Documents Required for TSRERA QPR
- Architect Certificate: Construction stage and percentage completion, certified by the project architect
- Bank statement: Designated RERA escrow account — shows inflows, outflows, and closing balance
- CA Certificate (Form 3): Financial statement certified by a Chartered Accountant with ICAI membership number and UDIN
- Unit booking register: Units sold, booked, available, handed over
- Construction progress update: Floor-wise status with photographs
Unlike APRERA: TSRERA does not require a separate Engineer Certificate (Form 2). The architect certificate covers construction progress — same as MahaRERA's approach.

Common Hyderabad Project Issues
Multiple sub-registrar jurisdictions
Large Hyderabad projects often span Rangareddy, Medchal, and Hyderabad districts. Each portion may have different approvals. Ensure your QPR covers all sections registered under TSRERA.
HMDA vs GHMC approvals
Projects in Hyderabad Metropolitan Development Authority (HMDA) areas vs GHMC areas have different building permission formats. Your architect certificate must reference the correct approving authority.
Escrow bank branch compliance
TSRERA requires the escrow account to be in a scheduled bank in Telangana. Bank statements must show the account is specifically designated for the RERA project.

Frequently Asked Questions
Is TSRERA QPR separate from MahaRERA QPR?
Yes. TSRERA and MahaRERA are completely separate authorities. If you have projects in both Maharashtra and Telangana, you file QPRs with each authority separately. ReraDesk handles both from a single dashboard.
Does TSRERA require an Engineer Certificate like APRERA?
No. TSRERA requires an Architect Certificate and CA Certificate — same as MahaRERA. The Engineer Certificate (Form 2) is unique to APRERA.
What is the RERA registration number format for Hyderabad projects?
Most Telangana RERA projects use a 12-digit number starting with P014 — for example, P01400012345. Some older registrations may use the format TG/NN/YYYY/NNNN.
